Setting out of a building
In the previous article, we discussed site clearance and how to properly dispose off the waste. Once the site has been cleared, the next building step is setting out.
This is the process of defining the physical positions of corners and walls of a building by transferring dimensions from the layout plan. Setting out clearly defines the location points for site boundaries, foundations, columns, centre-lines of walls and other necessary structural parts. It also establishes the building’s correct extent, angle and level.
Setting out is important to help guide the workers as they begin construction and to ensure the construction remains within the legal boundary. This ensures no legal disputes later on, such as those regarding property boundaries and rights of access.
How is the setting out carried out?
The first task is establishing a baseline to which all the setting out can be related. This is a straight reference line that all building’s corners are based on, on the ground. It often coincides with the site boundary lines , or the outer boundary of a road or curb, often determined by the local authority.
Corner posts, which are usually 50x50mm timber posts, are driven into the ground, with a nail in the post’s center. The outline is then marked on the ground with dry lime or similar powder.
Setting out is usually carried out by the surveyor or engineer, and is the responsibility of the contractor.
